Strategically located between the Nashville and Napoleon Avenue wharves, Port Cargo Warehouse No. 1 is in the center of the newly rebuilt Port of New Orleans’ uptown wharf complex. Covering over 217,000 square feet, the building is equipped with 10 dock high doors and 4 ground level doors for easy access by any type of vehicle. There is also approximately 400 feet of rail siding, allowing us to handle up to 7 railcars at one time. The building is served by the New Orleans Public Belt Railroad, which interlines with all 6 Class 1 railroads that service over 90% of the United States and much of Canada and Mexico. New Orleans is one of only two cities in the United States where all 6 Class 1 railroads come together.
46 percent or 100,000 square feet of the building is currently leased to a major coffee importer. Though the space is leased, our client relies on Port Cargo to operate the facility at their direction.
Another 110,000 square feet, or 51 percent is leased as a sub zone to the Port of New Orleans’ Foreign Trade Zone No. 2. This portion of the building is being used to store items for the London Metal Exchange. Again the space is leased, but Port Cargo is responsible for its day to day operation.
The remaining 3 percent consists of a common areas provided to the tenants for loading and unloading, as well as storage space for several clients that rely on our cargo distribution services for their products. These products range from paper products to consumer goods. We also use this area for cross docking services for various clients.
The building had a new roof installed in 2001. At that time new sheet metal walls were installed as well. It is fully protected by a sprinkler system as well as 24-hour fire and intrusion alarm systems. The property also includes half an acre of storage/marshalling yard and is located next to our corporate offices.
